Coast
Plot 1-Sutorina
Sutorina is where Igalo (municipality of Herceg Novi) starts. Here, Montenegro II CV owns a very strategic plot of approximately 4,800 m². The plot is situated on the main road which leads from the Croatian border (five minutes) along the entire coast of Montenegro. The plot is part of the lowland planes and is situated a couple of hundred meters from the sea and the promenade (tourist centre) and opposite the Njivice exit. A lot will be happening in Njivice.
The plot is located in a combined industrial and commercial zone and is perfect for a combination of offices, houses and a shopping centre. A true A location. One of the few places where Herceg Novi can still expand. There is a great demand for accessible locations without parking problems.
Plot 2 and 3-Podi
Podi is situated in the elevated part of the sea resort Meljine, which is part of the municipality of Herceg Novi. Podi could potentially be an exclusive residential area. The road to the secondary coastal road (Jadranska Magistrala) and the beach is currently being redeveloped and widened to be a dual carriageway. This will make Podi very accessible. It is private with splendid views of the bay and yet it is located near the beach and the centre. The promenade to Igalo via Herceg Novi starts in Meljine and ends in Njivice. Meljine has beautiful sandy beaches.
In Podi Montenegro II CV owns the following plots:
Plot 2- A plot of 1,068 m² with an unfinished three level house (237 m²) with a 20 m² garage. The existing construction is of good quality. This plot’s view is beautiful.
Plot 3- This building plot has a surface area of 2,000 m². The plot is located at the end of a street that starts on the road that is currently being redeveloped. Several foreign investors have bought plots next to these plots and have made them ready for the building of exclusive villas with swimming pools. The views are breathtaking and exclusive.
Plot 4 and 5-Trebesin
In Trebesin, where Montenegro I CV owns a plot, Montenegro II CV was able to take its chance. Trebesin came into being three hundred years ago on top of two water springs and is located at more than 300 meters above sea level (above Igalo and Herceg Novi). The little village is beautifully located, has a nice climate and spectacular views. After the earthquake in Montenegro in 1979, all villagers moved to new houses below the water spring or moved to the city of Herceg Novi. The characteristic structure of stone houses above the water spring was and still is uninhabited. These houses are very much in demand with foreign (mainly British and Irish) investors.
Plot 5-A plot of over 2,500 m² on a gentle sloping area, bordering the local no through road. Bordering the plot, the company KMG Corp has bought 80,000 m² with the intention of developing. This is a locally registered company with Swedish incorporators and capital funds. The company is investing in several other locations in the Kotor Bay.
Durmitor-Zabljak
The amended zoning plan for the centre of Durmitor, the ski village Zabljak, has been approved by the mayor, as a result of which the largest investor HM Durmitor has been given the green light to renovate two large privatized hotels in the centre. They will be luxurious spa and wellness resorts. The future main road (already in an advanced stage), which connects the coast and the ski area, will shorten the road significantly in kilometers, but even more in time. The demand for property in and around Zabljak is increasing fast.
Plot 6-Panjevi
This quiet and private plot has a surface area of 8.420 m², with an average of approximately 30 meters wide and 250 meters long. Electricity connections are provided to the plot and water supply can be obtained. The plot is ideal for division for the purpose of building chalets or a small park. The entire plot has a great view of the Durmitor massif. The plot is mostly covered with young pine trees.
Plot 7-Pitomine
This plot, 7.822 m² in size, is located in the Pitomine area, which is destined for the elite. A more stunning view of the city, the pine wood and the Durmitor massif does not exist. The ski lift runs along the plot. The ski lift starts at the privatized hotel Jezera and will be transformed into a luxurious spa resort. The plot is located on a sunny location. The travelling time to the centre is only a couple of minutes by car; on the skis a lot shorter.
Plot 8-Pod Konjem
This plot, 20.634 m² in size, is located on the main road to Serbia and to the centre of Zabljak. The plot borders the road over a length of 90 meters. The road will be directly connected to the new road, under construction, which will connect the Kotor Bay to the Durmitor natural park. Excellent accessibility and sufficiently private. It is a perfect plot for a property developer (commercial and residential).
Plot 9-Uskoci
This plot is over 60,000 m² in size and provides an excellent operating base to the Tara River (rafting) and the highest ski run. The natural beauty of this plot and the surrounding area is really magnificent.

Plot 4-An old authentic stone ruin on an area of approximately 300 m² located on a strategic location. The ruins have fallen into disrepair and are uninhabitable. Beautiful views and rustic. The entire structure will eventually fall into the hands of investors and bloom into what it once was, only now with a different destination: eco and etno tourism.
