The limited partnership owns the following plots of land:
Coast
Plot 1-Becici
Becici is known as the seaside resort with one of the most beautiful beaches in the Mediterranean. The prestigious Splendid Conference and Spa Resort is situated in the tourist area near Budva and Sveti Stefan. The 206 m² plot is located approximately 300 meters from the famous beach and about 150 meters from Splendid and is intended for an apartment complex.
Plot 2 Herceg Novi - Trebesin
This is the municipality that borders Croatia. Therefore, it has a perfect connection with the international airport of Dubrovnik. The renewed international airport of Tivat is ideally located nearby. Herceg Novi is situated at the mouth of the Kotor Bay (Unesco World Heritage) and is very much an authentic seaside resort. It also has a cultural and historic centre. The plot lies several hundred meters above sea level and has a magnificent view over the city and the bay. It has a surface area of 11,000 m². An enormous infrastructure project has been started, which will improve the accessibility and in turn will increase the value. The plot consists of several terraces where vines used to grow and where olive trees can still be found. It is suitable for building.
Plot 3-Lustica/Rose
Plot 3 is 300 m² and is located on the Lustica peninsula, where several exclusive developments will take place in the coming years as a result of which the infrastructure will improve significantly as well. A new main road will be built across the peninsula. Ralph Schumacher has bought a large plot close to Rose and Miskovic (Delta Company) will be developing an exclusive eco/etno resort (closed character).
Plot 4-Njivice
From the border crossing between Croatia and Montenegro, this is the first seaside resort in the Kotor Bay. The accessibility is excellent. During the boom years of Montenegro's tourism, Njivice was locally known as the Beverly Hills of Montenegro. It is exclusive and private and yet only ten minutes from the dazzling centre of Igalo and Herceg Novi. The famous promenade of Herceg Novi and Igalo (7 km!) will be lengthened in the coming years. It will follow the coastline northerly as far as the Croatian border past Rt Kobila and will, therefore, go through Njivice.
A mega project will be realized at Rt Kobila valued at 190 million euros. Two top end hotels, 1,200 apartments, a casino, sports facilities and a marina with space for 50 boats will be developed on an area of 120,000 m². This will boost Njivice and the surrounding area tremendously.
The building plot has a surface area of 692 m² with a current building coefficient of 1,2. As a result of the latest collective amendment to the environmental planning there is a high possibility that this will be increased to 1,5. The plot is located centrally, next to the hotel Rivijera, which is currently being renovated after being privatized. The hotel has a beautiful beach. Durmitor The amended zoning plan for the centre of Durmitor, the ski village Zabljak, has been approved by the mayor, as a result of which the largest investor HM Durmitor has been given the green light to renovate two large privatized hotels in the centre. They will be luxurious spa and wellness resorts. The future main road (already in an advanced stage), which connects the coast and the ski area, will shorten the road significantly in kilometers, but even more in time. The demand for property in and around Zabljak is increasing fast. Plot 5 Zabljak–Prisoje
A plot, in a straight line no more than 300 meters from the centre, overlooking the village and a pine wood and the impressive peaks of the Durmitor massif behind it. The views are breathtaking. All amenities are located in close proximity and yet it is private and elevated. The plot has a sloping surface area of almost 3,500 m², which is suitable for building. Because of the slopes, all future buildings will be guaranteed a gorgeous view.
Plot 6-Zabljak
This plot is located 2.5 km from the centre on a secondary road (always clear of snow), which will be connected to the new road from the coast (Kotor Bay) to the ski area. It is rectangular in shape and has a surface area of over 13,000 m². The plot is flat and surrounded by forest with views of the peaks of the Durmitor massif. In the past year, 20 houses have been built bordering the plot of land. This is where the village will be expanding.
Plot 7 Zabljak–Mezde
This location can be found opposite plot 6, on the other side of the secondary road. It is the largest plot of the portfolio and measures more than 44,000 m², of which approximately 15,000 m² is broadleaved forest and 3 hectares of sloping grasslands. The surrounding plot would serve perfectly as an exclusive holiday park or could be divided into smaller plots for individual development. It is one of the area's most exclusive locations.
